Warzone at 120hz & 1440p not smooth and stuttering

2 months ago, I purchased Dell monitor (27in) to play warzone at 120hz and 1440p. Screen resolution was great but refresh rate was fluctuating not constant at 120hz. And I did not see any difference running 60 vs 120hz.

2 days ago, Xbox series x has started to hold constant refresh rate at 120hz but game started stuttering. I deleted the game and downloaded again and still has the same issue. When I reduced the resolution to 1080p, graphic quality is terrible but still stuttering. It only works smooth at 60hz.

Does anyone knows what is going on??

I found out the problem. For some reason, vrr ( variable fresh rate) was greyed out under graphics. I unplugged the hdmi and pluged back in and it is enabled again.

I don't understand why at first place it was greyed out and console was keeping at 120 hz constant. Now it fluctuates again and game is really smooth and graphics are great.

yeah its warzone, your not gonna get a flat out 120fps from that game at 1440p thats for sure. thats why the console allows vrr for those drops, not sure why your getting stuttering unless vsync or vrr are not working correctly.

It was vrr and now it is constant at 120hz. I cannot figure why it is constant refresh rate now.

I fixxed it by changing my monitor to fps mode and disable freesync premium on the monitor itself. Now I am at 1440p@120hz on xbox series x

Be that is it may, it's not a true 120Hz, not for fully smooth gameplay anyway.

Most games promising 120 fps don't fully get there. This means that when the frame rate drops below 120fps, the game will no longer be in-sync with monitor refresh, the result will be screen tearing and judder/stutter.

That's why Free-Sync was created.

That monitor supports 120hz ONLY at 1080p, and 60hz at 1440p according to the companies website. That would be why you cant select 120hz at 1440p
