Unable to play games with 1 friend specifically.

Hi, So i couldn't actually tell you when this issue first started but Me and my close friend can never play with each other regardless of what game were playing. We can join parties as normal and talk to each other but cant play
games. Games Include.

Modern Warfare, Star Wars, and Fifa.

•Now some things that i should clarify. He has a PS4/Xbox in his room.

•I have an Xbox in mine, also a Xbox downstairs and a PC as well.

•I have Spectrum internet, A Netgear Cm700 cable modem and a TP-Link Archer C1900 Router.

•We can play games when a third member is hosting the game.

•With the third member usual, me and him can play together perfectly fine even though he has Three Xboxs in his house. Fifa specifically.

•Both my xboxs have Open NAT with Ivp4(whatever this is) My Xbox upstairs is wired connection through an a extender. The downstairs one is Wifi connection. My worries that it is a lot but its something that i would like
to be resolved or if at least knows what causes the issue. Thanks

Another thing i would say is that no errors come up at all regarding NAT. Both xboxs say there open and thsts all.

I've checked there, done everything about multiple consoles. Both my Modem/Router and can support it. Ive factory reset my modem only.

Step 1&2 were done, Step 4 is not an option givin my family and idk about 3 or 5.

There is No Xbox messages that appear, only ones that appear olare the one on the games itself.

Fifa says- Cant connect to opponent

MW- Can't join party or party member started a game

Star wars says nothing except unable to connect.
