Static IP Address Not Sticking...

A static IP address is not necessarily the same thing as a public IP address. However, a static IP address can be public and a public IP address can be static.

What it sounds like to me is the apartment complex is going to give you a static private IP address on their network where they can do configuration on your address to allow gaming from that IP address on their network.

Your changing the wrong thing then, the static ip address change is on the Xbox, not on the router, don't change the WAN setting to static that won't work

So, change the xbox to the static ip address above

Setup the portforwarding and forward to the ip address above

Don't change any dynamic/static address at all on the router

And are you using a static ip address on the Xbox?

If the forwarding doesn't work try putting the static ip address of the Xbox in the DMZ

I, too, am curious if you are putting in the Xbox's manual IP in the Xbox or if you're doing it on your router... If you're doing it on your router, can you tell us the make and model of that, please?

So you are manually inputting and address into the Xbox and it goes back to automatic? How old is your Xbox? I must admit I have not seen that before, not unless you reset the network settings to factory defaults
