When you play a game installed from a physical disc you need to have the disc inserted to start the game. So for digital, you can insert the disc so would need a digital license. At the moment it is not possible to transfer physical to digital licenses.

when you say transfer are you talking about a digital version if so then no... you can not give his account your digital copy it is bound to your account once purchased but if your talking about the disc version you simply give him the disc...

If you pre-ordered a physical copy of the game from a participating third party retailer, you'll want to reach out to that retailer directly with any inquiries about the code they provided with it.

Sorry to hear about that, however, do you have the game on disc? If so, please note as advertised, Xbox Series S is all-digital, so if you transfer games from your Xbox one to Series S, only digital games would be playable - unless you have the Series X, to insert the disc for its license.
