Game pass download licence key

To answer your question when buying a physical copy the disc is used as a "licence key" essentially its proof that you own the game otherwise one person can buy the game and pass it along to an unlimited amount of people.

When you purchase a digital copy the licence key is in the way of a small download able file.

The disc simply acts as a key to a lock

The disc license is different unfortunately. You can move disc to digital but not the other way around.

The issue lies with the installed game coming from the Game Pass when it was available, but now that you have a disc copy, the game must be installed again. You will first need to un-install the game files that were downloaded through Xbox Live while the
game was available, restart your Xbox through the System settings, and then put the disc in to begin the download. This will prevent any corruption during the installation.

Purchasing the game digitally through the Microsoft Store would have probably worked in this case because the data is downloaded from the same source (Microsoft Store), but data on a disc is coded and downloaded completely different.

I know it's inconvenient but now that you own the copy on disc, you will need to download it that way. Once it's downloaded, your game progress that is associated to your profile will sync from the Xbox Live cloud and you will start where you left off.
