If I'm not mistaken that game can be purchased digitally or physically. I'm just not sure if you can purchase a physical copy directly through Microsoft.

The page you linked is for digital. It's probably available on disc too though.

They could sell a physical "digital limited edition" which contains a download code card instead of a disc, along with the physical items...
