Blu-Ray player app - new XBOne, fresh install of app, DVD audio sync issues over HDMI

I have a brand new 1TB Xbox One connected straight to the TV via HDMI (audio + video), just installed the Blu-Ray app last night, played a new DVD for the first time and within a few minutes the audio was clearly out of sync by 250-500 ms. It didn't get
worse than that, but it was distracting and noticeable (and pausing/unpausing didn't really change that).

I see the audio sync problem has a long history here, and I've read of people uninstalling/reinstalling the app and so on, but the xbox is brand new and the app is freshly installed so it should all be current (and my audio settings are at their defaults
right now too). I highly doubt it's the hardware so I wonder, has this app problem
ever been resolved successfully for such a straightforward configuration as I have? No amp, no optical, just HDMI straight to a normal TV (one that never has this problem with other sources, including the Xbox 360).

Xbox one bluRay audio problems. Help needed.

I've been having issues with my audio when playing blu ray's on the xbox one. It doesn't matter what disc I use or what audio source. No audio will play through my headset directly from the controller, or hooked up to my 4k tv. This all started several months ago when it would freeze and the audio will go out of sync with the picture. Netflix, vudu, and games are not affected. My asus montiors also supports hdmi sound and they dont work when the blu ray movie plays.
I just spent an hour with Xbox support and nothing they suggest had any effect on the issue. My xbox, unfortunately, is out of warranty.

Things i've tried:
Uninstalling and reinstalling the blu ray app.
switching the audio settings.
installing the app on both my internal and external.
using fiber optic sound cable through my mix amp.

The behavior is the same.

Could this be an issue with the blu ray player, a combination between the App and the device, or the App just being the worst app ever created on this planet?

Xbox One Blu-Ray Player, audio and video out of sync

Surprised this is an issue at all, and quite annoyed too. Have only tried 3 blu rays yet, but all three had lip sync issues.

They all start well, then it skips a beat at some point (similar to layer change of old on DVDs) and after that the audio is out of sync.

XboxOneS is supposed to be the best available blu ray player out there, and yet the blu ray app (APP!) has very bad reviews, and for good reason it seems...

It's been almost two weeks. What I've learned so far is that this is a widely-reported bug that is receiving zero attention from Microsoft. Even a manual setting to adjust the audio sync (like MPC-HC and VLC have) would be a step in the right direction,
and would probably help others with more complicated setups than my own as well. Instead... nothing, and there's no competing app to install either.

Make sure you have the Blu-Ray app installed. Blu-Ray player function uses dvds too.
