Xbox gets "can't find teredo ip address"

I will try to make this as short as possible.

When i initially turn on my Xbox one s (it is in energy savor mode) I get an open NAT and everything is fine. I can talk to my friends in party chat. When i start the new Call of Duty Modern Warefare and connect there i see i still have an open NAT per COD.
However if i go to test my NAT in the xbox settings, i get the "can't find teredo ip address." The even bigger issue is i get error 0x89231906 in party chat. So i can't talk to my friends.

I have messed with this a ton. I will describe it soon, but first i want to explain the current state that i am working with. If My friend and I join a party before starting call of duty, we can normally talk. If one
of us starts it first, then the odds of us talking go way down. We then have to restart our Xbox's and network stuff and cross our fingers hoping it works on startup.

What i have tried is enabling UPnP and forwarding ports 3074, 3544, 53, 80, 88, 32400, 500 and 4500. The issue still persist. Just today i put in the time to
get IPv6 working (dual stack). All my devices, including my xbox, get an IPv6 address and connects successfully. My Xbox one s says that i am connected IPv4 and IPv6 however I still have the sane issues. I have tried so many websites, googling (including xbox.com/xbone/Teredo)
etc that I am hoping someone here can help. Also, since my friend has the same thing happening to him i wonder if this is a bigger issue on Xbox's side (he lives in an apartment where the apartment complex controls the network equipment. He gets moderate NAT
on startup then "Can't get Teredo..." Port forwarding his router creates a double NAT. Can't test there too much) My network consists of Charter spectrum modem in bridge, so i get a public IPv4. Then i have a Unify gateway with a un-managed switch. So i am
just messing with the port forwarding and firewall rules on my gateway.

If anyone could help or have any suggestions i will be happy to hear them and test them out.

Same and when I reinstalled it finally now my Xbox said the servers were down. Now the servers are finally up and its saying something about a Teredo IP address. I looked it up , enabled teredo, and enabled Ipv6 and still can't find a Teredo IP address
this is so annoying

My friend and I are having the same problem we both have Charter Spectrum let me know if you find anything out please because this is extremely annoying.

I did hardwire it and that did not fix issue. the only thing that has worked for me is manually changing my IP address and getting my Xbox to recognize that IP address

Thanks for the update on the issue with the network configuration for the Xbox One S. The different devices on the local area network may be creating the double NAT type on the Xbox One Console. I recommend trying the following articles:
