Unable to play at 120hz with 144hz gaming monitor

So I just bought an Xbox one s and I have a Dell 27 inch 1440p 144hz monitor. The problem is that whenever I try to change the refresh rate to 120hz on the Xbox, the screen just blacks out and switches back to 60hz.

The same happens even when I set the resolution to 720p. Can anyone explain why this is happening and provide a solution please?

(I am using the Xbox provided high speed HDMI cable)

no. I bought this monitor brand new, i dont think its defective.

I am sorry but the answer is No and No and No to the adapters. As @Obsessive Power (good catch BTW) stated. I also looked into +$70 adapters and reputable ones clearly state they do not support the conversion rates you are looking for. @k1 Helix z suggestion
of returning the monitor or at least trying to is the most sure solution.

If you are willing to reduce the resolution to 1080, the Hall (a company I use for work) makes an adapter http://www.hallresearch.com/page/Products/GC-DP-HD
(Wrong direction, it is DP to HDMI) http://www.hallresearch.com/page/Products/GC-HD-DP but it is $68 w/o shipping. The Amazon, (near equivalent(?) as the specs

Good luck. Remember there are no guarantees with converting. Going ahead and getting the right display will save you headaches in the future also.

I see. This is weird as I spoke to Dell twice and they assured me that it
is supported over HDMI, which I was skeptical of, being that it is an HDMI 1.4 port.

Do you know of anyway for me to utilize the DisplayPort with the Xbox, or get the 120hz another way?

I dont have any way of proving to them that they told that to me so i dont know if they would do anything for me.

Are you sure that none of these adapters would work, at least for 1080p @ 120hz?

Dell are wrong, HDMI 1.4 does not have the bandwidth for 120/144 Hz @ 1440P. Display port on the other hand does.

I thought some type of adapter might work, but it appears not to be the case, not even the expensive 'active' HDMI to Display port adaptors will work.

Sorry, it seems you need a different monitor.
