Poor xbox live connection

So ever since i moved to my new apartment, ive had lag problems on xbox live. Specifically cod and halo. During online gameplay, anywhere form every few seconds to maybe 10 second intervals, I seem to have a lag spike; everyone including myself will freeze
for a second. It only lasts a second but it's so frequent it bothers me like crazy.

Ive tried everything, from port forwarding, dmz host, upnp, changing firewall settings.. and i just can't seem to fix it. My nat type is open, and usually always is, even when i don't have port forwarding or any of that set up.

Happens on both xbox 360 and xbox one

I have an ambit-ubee U10C037 modem

Ping: 55ms

Downlaod Speed: 15.05Mbps

Upload Speed: 1.07Mbps

If anyone has suggestions, please post them. It's killing me trying to put up with this a look for a solution.

Do you have a NAT error? If so, what is your NAT type?

Any Error Codes you encounter:

Who is your ISP(Internet Service Provider)?

After you run "Test Xbox LIVE connection" press “Y” for "More Info”. In the pop-up that appears, what are the following values, if shown? (If a value below does not appear for you, just leave it blank.)
