I've got a 1440p monitor with freesync 2.0. I am unable to activate variable refresh rate option .

    Hey Magan,

The Xbox Insider is still in beta. So, it means that there might be bugs on certain features. I suggest to wait until the official updates comes and try that freesync. The other part is that you might need to lower the Hz on your monitor since the maximum
Hz support for the console games is 60Hz.

The latest system update adds 120Hz and Freesync support to the Xbox One X. However, as far as I know, all games are capped to 30/60Hz at best. You'll have to wait for the game developers to individually update their games with support for these features
-- I would expect this transition to take quite a bit of time, and vary greatly with each game.

For now, getting this type of monitor now means it's going to be under-utilized. I'd suggest waiting until your favorite game gets updated with support (and by then, you might find better deals on monitors).

    1440 @120hz or 4K HDR @60hz

If you use freesync at 120HZ will it bit just lower the HZ down to 60 to match the game FPS anyway?
Freesync only supports up to 60hz on the xbox one x

    1440p 120Hz Support?

    Thank you for your reply.
Although I checked the manual, it is compatible with 48-144 Hz and Free-Sync with HDMI 2.0.

    Is the HDMI cable bad?
However, we are confirmed that PC can output 144 Hz.

Series S cuts to black when switching to 120hz

HDMI 1.4 is suitable for supporting 144 Hz at a resolution up to 1080p. However, there are some specific monitors that can only support up to 120 Hz at 1080p resolution. So, you should check that first if your monitor is capable of handling 144 Hz over HDMI.
