New gateway getting slow / inconsistent speeds only with Xbox consoles.

I just picked up a new Netgear AX6000 CAX80, this is the first time for me personally to use my own modem with an ISP (Spectrum) in probably 10+ years.

However, after getting everything online and configured I've noticed with both my Xbox series consoles I'm getting extremely slow or inconsistent download speeds both via Wi-Fi and ethernet.

I have a series S console connected via the 5ghz that is only acquiring an IPv4 address, with open NAT, UPnP is on and shows active for the IP and port in the router, but the console is only achieving an average download speed of 6.72Mbps.

It has spiked to between 120Mbps and 170Mbps for a brief second before dropping back to around 4Mbps - 7Mbps. While at the same time it's still getting the full upload speed of 35Mbps.

I also have a series X console that is connected via ethernet direct to the modem with the same IPv4 situation, open NAT, but is only getting between 2Mbps and 7Mbps down and still getting the upload of 35Mbps.

I'm fairly new to the Netgear router interface so I'm unsure if enabling port forwarding would help either device or how to properly enable it. I have ensured that IPv6 is set to DHCP Server and Automatic from ISP.

Additional info: My desktop is also showing an IPv4, but is able to consistently achieve 800+ Mbps (1 gig service) and keep at or above 30 Mbps upload. This download speed issue appears to be isolated to the Xbox consoles specifically.

We appreciate for trying to troubleshoot the issue before contacting us and we would like to know if both consoles and desktop are connected to the same modem.

If this is infact the case then maybe Microsoft needs to contact Comcast since the Arris gateway is being used by them for most new installations using a gateway. If this is the case, and the whole reason I'm getting slow downloads is because of the gateway
incompatibility then it needs to be looked at. Neither of my other 2 systems is having an issue with download speeds (PS3 and the Wii).

As a sidenote: My speeds while playing multiplayer are fine. And my connection rarely hiccups. This is an issue mainly with the marketplace downloads. There is no reason for a 500 meg download file to take an hour on the connection I have.

Backing up and dropping works everytime for me (unless it caught me off guard and I react too slow). They do seem to be inconsistent...maybe depending on the placement of the ied, the angle/speed a character is going.
