Lag spikes in Halo 5

Halo 5 Arena games are lagging for myself and teammates at the same time. We're getting occasional rubberbanding for the whole team at the exact same time. None of us are on the same network, half of us are on fiber. Most of us are in the same city.

NAT is Open, zero packet loss, wired connection, great speeds. This happens even while connected directly to the fiber tray (there is no modem). Here's a speed test:

MW3 Lag/Latency Network Patch 1.05

received the update today was ok at first then towards 4-5 was getting lag spikes again.

 

5 Random Lag Spikes

For as long as I can remember now, whether I'm playing a single player game or multi-player, I randomly get 5 lag spikes. It'll freeze for half a second, then resume half a second and so on 5 times. It's obviously not my internet connection as it does
it on offline games, however if I am playing online the lag spikes will affect all players if doing coop or something. Itt can't be my Xbox as it does it on both mine and another. I've tried recovering my Gamertag and it still occurs. Could anybody assist
on this problem?

 

well its just Microsoft and 343 being stupid, because they are too stupid to make regional dedicated servers. So it's not your fault. It is Microsoft and 343 alone. Only Microsoft and 343 are stupid enough to agree that a dedicated server is sufficient to
run halo 5 for all customers and that is why league of legends has better latency than halo 5 is because they know how to execute dedicated servers in regions.
