Endless lag spikes in every online game

Hello so about a month ago i got a brand new xbox one and ive been having nothing but lag spikes even when my speeds and latency is just fine. At the time of posting this my speeds are

Download:35.85

Upload:2.73

Latency:42 ms

Packet loss:0%

MTU:1480

Connection: 100% but since yesterday its been dropping to about 42% and its never done this before.But even when it's 100% it still lags

horribly.ive done everything i can to DMZ,port forwarding and even turning off all firewalls.ive also reset my router multiple times and performed soft resets on my xbox one s.My nat is open.IDK what else to do.Hardwiring is not an option since im upstairs
and my router is downstairs but im right above it.My xbox 360 that's right next to it can play games just fine with 4 bars.i put the same game(black ops 1) into my one s and i usually time out.

As above mentioned due to the unprecedented numbers currently online there are multiple minor issues happening here and there.

You could try a powerline adapter, you plug into your router and into power outlet. Plug another in by your xbox and run the wire into the ethernet port. My son uses this as wifi not good in his room and he has no issues

have you checked different devices and run speed tests o them to see if there is a issue with your connection.

Or give your provider a call and ask them to check your connection.

To be fair there are some lag in games all depending on how many people are online at the same time due to to the pandemic.

Out internet speed is pretty fast, my orig. xbox one could play the game like nothing, some lag spikes here and there but every game has that

have you tried a cable? your online experience (lag and lag spikes) and download speeds would be far better as well as being straightforward to connect

Just wondering if anyone else is having lag spiking issues? It seems to happen in the dark zone only for a fraction of a second every 5 - 8 secs. Its not a game breaker but can get a little annoying.
