Digital Games Account Locked?

I'm looking to sell my xbox one and games. Some of these games were purchased and downloaded digitally. My question is, when I sell my xbox and delete my account from it (to protect my information) will the person I sell it to still be able to play the digital
games? Or are they locked to my account? Thanks for answering.

Digital games are tied to the account that purchased them so if that is the previous owners account and they have removed it, the games are no longer accessible.

Not exactly, you get 2 licenses for each game. 1 for the console and 1 for the gamertag.
The Home console will have access to the games until the gamertag is setup on another console and that one set as home.

Its how people share digital games and reduce the cost of them.

Technically speaking, they will be allowed to play the games if the console is still set as your Home console. However, if you were to purchase a new console and set that as your Home console, they will lose access to the games. The purchases would be tied
to your account. You would not be able to transfer ownership to another account.

However, I would recommend against offering the digital games as part of the sale. That could be considered marketplace theft and could result in the gamertag and/or console being banned.

If the game is region locked then a code for the game will be region locked. In order to download region locked content, your account region has to match your physical location and you have to be in a region where the game is available.

so what will be the work around this,if the guy selling me the digital code for the game uses it on his new usa xbox account or whatever.Will i be able to use that account and download the game?

Incorrect.Most digital stuff on the xbox one is now region locked.

When it first released it was region free but to many people were setting up accounts in the wrong region to get digital content cheaper so now it's mostly region locked.

If games are region locked, you won't be able to purchase them. In order to buy region locked games, your account region and physical location have to match and you have to be in a region where the games are available. Since the Ukraine is not supported, those games wouldn't be available for you to purchase digitally.
